Villa Bella Vista has 6,000 square meters (64,560 square feet) of surface, completely fenced - with a beachfront of 58 meters (190 feet), a coconut garden, and a comfortable residence.

The comfortable, secure, private, and relaxing atmosphere here is in absolute harmony with nature.

Besides the beach, you will find a natural pool (cenote) and a nice porch protected by a palm roof and mosquito netting (palapa).

Villa Bella Vista possesses a 6000 square meters (64,586 square feet) fully walled tropical garden, with a 50 m(164.04 feet) ocean front that provides privacy, peace, serenity and exclusivity, all in contact with Nature.

A sensational view, unbelievable colors, white coral sand that remains cool in the sun and rocks where sea and sand melt smoothly.

Rock under the coconut palm trees in a comfortable hammock await for you, enjoying your favorite book, next to a natural pool and a totally palm tree leaf roofed and screen protected terrace.

With 300 square meters (3,229.27 square feet) construction in three levels, the villa comfortably accommodates 8 people in its 3 levels, 4 bedrooms with king size beds, 3 and a half bathrooms, living room, dining room, kitchen, storage room, terrace, office. All of them with huge windows, that offer our guests a wonderful views.

Four independent AC., which you really don?t need much because the fresh sea breeze pampers you all day long, besides our windows are protected from mosquitoes with window screen.

The kitchen is fully equipped with oven, stove, microwave oven, refrigerator, toaster, coffee maker and the entire traditional kitchen aiding tools. The running water in the house is obtained from the rain and through water well.

In the living room you can enjoy watching a satellite restricted TV.

On the entrance to the villa you will find the Villa keepers, who will open the main gate for you as much as you need to exit or enter, you can communicate with them throughout an Interphone placed in the kitchen Villa.

1. Vacation Rental Rates are in US Dollars (USD) and do not include 14% tax. Daily, weekly, and monthly rates can vary.
2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.
3. Your rental needs to be paid in USD by check or money order.
4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.
5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. A US 250 handling fee applies for all cancellations. No refund on holiday rentals.
6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.
7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.
8. No pets allowed.
9. No smoking inside the property.
10. Three night minimum stay.
11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.
12. All vacation rentals are subject to Mexican laws and regulations.
13. Unless stated otherwise in the property description our vacation homes include maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $35 per day.

14. We will email you directions and entry procedures around two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.
15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.
16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
