Margarita Villa is located in Playacar Phase II and consists of two
2 bedroom 2 bath units.
Only the upstairs unit "Attitude" is available for vacation
rentals at this time.
Taking the wide staircase to the second floor, you will find
a laundry area, and the entrance to Attitudes. This unit consists of a
spacious second and third floor penthouse unit. It is a very unique
property with old world charm and all new furnishings. There is a
large living room and open dining room, leading to the kitchen which
is fully equipped. There is even a portable dishwasher. The master
bedroom and bath are spacious and quiet with a king sized bed and a
sitting area. This can be used to sleep a child. There is also room
for a child to sleep in the living room on a custom made sofa.
Upstairs there is a domed bedroom and bath with a double bed and
hand made furniture. The separate loft style TV room has a fold out
queen sized sofa as well as INTERNET AVAILABLE for use. There is a
small 3 step staircase to the wonderful roof top terrace where there
is teak outdoor furniture for al fresco dining or sunbathing. The
Mayan ruins are in the back yard.
The beach is only 3 blocks away and town is a ten minute walk.
This is a great property at a very reasonable price. It is fully
air-conditioned and comes with access to the Reef Club just a block
away to be at the beach. There is also a path through the ruins to a
quiet beach area.

Greetings, Janice, Larry and the MexicoEscape Team, I meant to
write 2 weeks ago, when we returned home, but time got away from
me. We all want to thank you for providing us with such a fine
spot ....our family had a wonderful time at Villa Margarita over
Christmas and New Year's! The house was great, and served our
family perfectly. Having two kitchens was a great bonus, and
the backyard pool was so much fun for the children. The staff
was particularly helpful in all ways. We give great thanks to
Juan, who was there whenever we needed help, especially late one
evening when my husband had a medical emergency, and Juan got a
doctor for a house visit within an hour of our call to him. The
cleaning staff were very pleasant and efficient, and we
appreciated all of their help. Larry was terrific in helping
locate and hand-deliver the lost bags from the family group from
British Columbia. We greatly appreciated having access to the
Reef Club, with the lovely pools and beach access and
activities. The proximity to the buzzing night life in Playa
del Carmen greatly appealed to the young adults in the group, so
there was great fun for everyone
All in all it was a perfect vacation, in a wonderful spot,
and we would be happy to recommend it to anyone in the future.
I do not remember the specifics about the security deposit, but
I believe that we left the house in good condition...no lost
keys, no locked safe, and no damage that I detected as we
checked out. Please let me know if we are due a refund. And
thank you all for your efficient and professional dealings with
us over the rental.

- Vacation Rental Rates are in US Dollars (USD) and do not
include 14% tax. Daily, weekly, and monthly rates can vary.
- Unless otherwise noted a security deposit will be included in the rental
contract and has to be paid in advance as the rental amount. Depending on the
home it is between US 150 - US 1000. Tenants agree to pay for any damage caused.
If there is no damage the security deposit will be returned within two to four
weeks of departure.
- Your rental needs to be paid in USD by check or money order.
- A 50% deposit along with the signed contract is required within seven days
of booking to hold the dates for your vacation home. Your balance is due 45
days prior to arrival, 60 days for holidays.
- Cancellations 60 days prior to arrival are refundable at the owners discretion
based on ability to re-rent. A US 250 handling fee applies for all cancellations.
No refund on holiday rentals.
- If travel is restricted by the US Government or Airlines forcing a cancellation,
your vacation rental can be rescheduled within a year. No refunds. Adjustments
for seasonal changes may apply. A low season rental will be honored without
additional charge. Travel insurance is strongly recommended.
- Maximum occupancy includes all children no matter what age. No additional
guests. No exceptions. Contract will be null and void and you will be asked
to leave.
- No pets allowed.
- No smoking inside the property.
- Three night minimum stay.
- Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out
can be arranged at half a days rate if possible.
- All vacation rentals are subject to Mexican laws and regulations.
- Unless stated otherwise in the property description our vacation homes include
maid service three times a week. No maid service on Sundays and Mexican holidays.
Maid service can be increased for an additional charge of $35 per day.

- We will email you directions and entry procedures around two weeks prior
to your arrival. Directions are from Cancun Airport to your vacation home. Entry
procedures include the lock box code for the house and service phone numbers.
Please remember to bring these instructions with you.
- Water and electricity are the two most valuable commodities. Please conserve
both. Shut off air conditioners when not using the bedrooms, and when leaving
the premises. Air conditioners found running with the windows open will result
in forfeiture of security deposit.
- Use common sense and to ensure a safe trip, lock all doors and windows when
leaving your vacation home.
