Property Information

Set in the exclusive gated community of Playacar, this three bedroom villa comfortably sleeps 8. The private patio leads out to the jungle views - between the villa and the golf course is only jungle!

The front of the villa is just steps from the large shared pool and the famous Xaman-Ha bird sanctuary which is adjacent to the pool and just a few meters from the villa. With luck you may see the occasional toucan visit the pool area.

Relax on the secluded the patio or the upstairs terrace and listen to the natural sounds of tropical birds. The upstairs terrace has some great sunsets over the trees.

The master bedroom has a king size bed, en suite bathroom with Jacuzzi and private terrace with jungle views to the golf course. The second bedroom features 2 double sized beds, en suite bathroom with shower and views of the large shared swimming pool and the Playacar aviary. The third bedroom has a queen sized bed. There is a full bath just outside.

The modern dining area has a view to the patio and jungle. The kitchen is fully equipped with a separate laundry room. Views from the kitchen to the swimming pool and aviary.

Every room has ceiling fans and air conditioning, although the generous high ceilings give a luxurious and cool feel even on hot days. Throughout the villa, the modern stylish Italian and Mexican furnishings compliment the house style.

The villa is managed by professional agents who are located nearby and will be pleased to assist you. Maid service is included and other services such as airport transfer and tours can be arranged.

As an added bonus for our guests, we make available our discounted all-inclusive privileges at the Reef Club Hotel. Restrictions apply at the discretion of the Reef Club Hotel.

Reservation Policies
  1. Vacation Rental Rates are in US Dollars (USD) and do not include 14% tax. Daily, weekly, and monthly rates can vary.
  2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.
  3. Your rental needs to be paid in USD by check or money order.
  4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.
  5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. A US 250 handling fee applies for all cancellations. No refund on holiday rentals.
  6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.
  7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.
  8. No pets allowed.
  9. No smoking inside the property.
  10. Three night minimum stay.
  11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.
  12. All vacation rentals are subject to Mexican laws and regulations.
  13. Unless stated otherwise in the property description our vacation homes include maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $35 per day.

  14. We will email you directions and entry procedures around two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.
  15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.
  16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
