If you are looking for a luxury home to enjoy your vacation in, look no further. Villa Estefania is located just inside the entrance of Playacar Phase II. It neighbors the Aviary (a natural bird sanctuary) - a short five-minute walk into the festive town of Playa del Carmen - loaded with restaurants and shops. The beach is an engaging 5 minute walk through ancient Mayan ruins.

Villa Estefania is a new home built in 2003 and just remodeled in 2006. Three of the bedrooms have king sized beds. The fourth bedroom has two queen-sized beds, perfect for children or simply "friends" who are traveling together. And there is a full sized sofa bed in the reading area. All the bedrooms have their own private bathrooms, and there is a full sized bath for the extras. Each bath contains a 6' bath/shower and large lavatories. One of the master suites has a traditional Mexican brick dome ceiling, intriguing for any guest to marvel at its unique craftsmanship. The second master suite has a huge bath and a private sun deck overlooking the waterfall and pool.

Mexican tile is used throughout the house. The stairway is mahogany with a wrought iron hand railing. From the upstairs lobby, you can find a quiet place to read or nap, or access the terrace- great for enjoying the sun while sipping on a ice-cold Corona. An additional water pump was added to guarantee full water pressure and "on demand" hot water, both rarities in Mexico.
The home is fully air conditioned with remote controlled hand regulators.

The kitchen is large and suited for any gourmet cook. It is outfitted with all modern amenities including a 5 burner gas stove and dishwasher, not common in Mexican kitchens. The mahogany cupboards are stocked with 12 place settings of china and glasses and a wide selection of cook ware. Spices and cookbooks are available to contribute to your Mexican fiesta that can be served inside at the formal dinning table for eight or at the beautiful outdoor table on the extensive patio. Granite covers the countertops and an island over-looking a covered patio and private swimming pool.

The swimming pool has two sections. One is a bit deeper for total submersion. The other is more shallow, ideal for children or the overheated sunbather who still wants the suns rays while sitting in cool water. Behind the pool is a large padded area under a "palapa." Many guests enjoy this shaded area during the hottest afternoon hours. At night the palapa is illuminated, offering a comfortable place to reflect on the day while listening to the sounds of tropical birds the cascading fountain. Villa Estefania is a beautiful home with an up-scale, personal touch. You will take away many treasured memories of your vacation in Playa del Carmen.

We had a fantastic time and you and all the staff could not have been more helpful, responsive, or kind. From the first moment I inquired about the property to being dropped off at the airport at the end of our journey, it was just a pleasure and joy to work with you. The house is absolutely gorgeous and very well maintained and Juan, Jill, the housekeeper, the chefs, everyone we met down there was so helpful and so responsive.

Thanks very much to you as well, everything was well taken care of in advance and we all marveled at how I would send an email and the next day the request was taken care of. We contemplated emailing to say we ran out of cash just to see what would happen! :)

Vacation Rental Home Policies

1. Vacation Rental Rates are in US Dollars (USD) and do not include 14% tax. Daily, weekly, and monthly rates can vary.
2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.
3. Your rental needs to be paid in USD by check or money order.
4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.
5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. A US 250 handling fee applies for all cancellations. No refund on holiday rentals.
6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.
7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.
8. No pets allowed.
9. No smoking inside the property.
10. Three night minimum stay.
11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.
12. All vacation rentals are subject to Mexican laws and regulations.
13. Unless stated otherwise in the property description our vacation homes include maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $35 per day.

14. We will email you directions and entry procedures around two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.
15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.
16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
