Zara's beach is very sandy and shallow for a long way out, which is perfect for wading and children. You can sit atop our third floor look-out tower and enjoy breath taking sunsets. On the Island you will find a genuinely warm and friendly atmosphere with enchanting people. There is something for everyone on Cozumel.

You can also enjoy water sports, sport fishing, shopping, dining, excursions to the ruins, and don't forget the great food!! Our home is 3 bedrooms, 2.5 baths and can accommodate 6 adults comfortably, it is equipped with everything you need to feel at home in Mexico the bedrooms are upstairs, 2 queen and two twin beds, two of the rooms have balconies. The entire home is furnished in hand crafted mahogany wood furniture, and boasts cool Talavera tiling that was hand painted and brought in from Puebla. The home was completed in Dec. 1996 and provides up to date convenience.

You will find the grounds are lush and flourish with brilliant tropical flowering plants and fruit trees. Every room in the house has a garden view.

Upon your arrival, the house manager will greet you at the home, giving you a full orientation of the home and Island. You will be pampered with Maid service every day. Just bring yourself, we provide everything. Guest love having breakfast on the third floor look out tower watching the ocean and enjoying the rich jungle vegetation that is rich with color and lovely singing birds. The living room is airy and bright and over looks the flowering garden below. Take the stairs to the look out tower and enjoy the ocean view. 1. Vacation Rental Rates are in US Dollars (USD) and do not include 14% tax. Daily, weekly, and monthly rates can vary.
2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.
3. Your rental needs to be paid in USD by check or money order.
4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.
5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. A US 250 handling fee applies for all cancellations. No refund on holiday rentals.
6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.
7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.
8. No pets allowed.
9. No smoking inside the property.
10. Three night minimum stay.
11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.
12. All vacation rentals are subject to Mexican laws and regulations.
13. Unless stated otherwise in the property description our vacation homes include maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $35 per day.

14. We will email you directions and entry procedures around two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.
15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.
16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
