Villa Tolosa is located only 200 yds from Tolosa's beach, which is clear and shallow, perfect for wading and families with children.

This home was completed December 1999 and is very modern. The owner is very artistic and you will enjoy the Mayan paintings he has created in the bedrooms. The best of everything has put into this home to make your stay as comfortable as it can be. Large gardens on this corner lot provide ample room for lounging outdoors while enjoying the sun.

Villa Tolosa is located in country club estates which is the nicest residential development on the island just minutes from the second largest barrier reef in the world, ideal for scuba diving and snorkeling.

On the Island you will find a genuinely warm and friendly atmosphere with enchanting people. There is something for everyone on Cozumel. You can also enjoy water sports, sport fishing, shopping, dining, excursions to the ruins, and don't forget the great food!! This home has three bedrooms, four full beds and one queen that can easily sleep ten.

This home is ideal for large groups or families at a great rate. Villa Tolosa is central air conditioned with TV, VCR, and CD player.

You will find the grounds are lush and flourish with brilliant tropical flowering plants and fruit trees. Every room in the house has a garden view.

Upon your arrival, the house manager will pick you up at the airport and escort you home, giving you a full orientation of the home and Island. You will be pampered with Maid service every day. Just bring yourself, we provide everything. This home provides a great value while still being very close to the beach.

1. Vacation Rental Rates are in US Dollars (USD) and do not include 14% tax. Daily, weekly, and monthly rates can vary.
2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.
3. Your rental needs to be paid in USD by check or money order.
4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.
5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. A US 250 handling fee applies for all cancellations. No refund on holiday rentals.
6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.
7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.
8. No pets allowed.
9. No smoking inside the property.
10. Three night minimum stay.
11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.
12. All vacation rentals are subject to Mexican laws and regulations.
13. Unless stated otherwise in the property description our vacation homes include maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $35 per day.

14. We will email you directions and entry procedures around two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.
15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.
16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
