The entire property sits on a live coral reef providing terrific snorkeling. The rock shoreline is complimented by natural tropical plant life and a small lagoon which is perfect as a wading pool.

With a sturdy bench built into the coral rock, a small bridge and an "underwater tunnel" to the sea, Cozumel's famous coral reef is at your own front door!

The large man-made sand beach is completely private with swimming pool and several living areas such as a palapa with hammocks, a tiled and furnished wet-bar area with private fresh water shower, and a furnished upper-level terrace with rock wall waterfall.

Breathtaking ocean views from virtually every window compliment this three bedroom, two-story beachfront home. Centrally air conditioned with additional ceiling fans throughout, Las Iguanas offers the ultimate in comfort and elegance.

Beautifully decorated with polished green marble floors, the spacious first floor living area has several conversation areas, a television /VCR and telephone for local use. On this level you will find a kitchen, dining room with a large breakfast bar and oceanside patio for your enjoyment.

Two large bedrooms with panoramic ocean views occupy the second floor. Each bedroom has two double beds and a private bathroom. A third bedroom with private bath is located on the first floor.

Location: Approximately 1.5 miles north of town and just north of Puerto de Abrigo (Marina).

The snorkeling is superb with a large array of sea life right out your back door. The white sand beach is spacious and has several living areas such as a palapa (thatched roof umbrella) with hammocks above the coral overlooking the water, a tiled, furnished, wet-bar area with private shower overlooking the private pool, and a furnished upstairs terrace with a rock wall waterfall. Directly underneath the house is a shady sand area with handmade hammocks to enhance the "Mexican mood".

This three bedroom, two story beachfront home is centrally air-conditioned with ceiling fans throughout the house. The living area on the first floor is very spacious with several conversation areas. On this level there is a kitchen and dining room with a large bar and ocean-side patio. There is one bedroom with one double bed and private bathroom. A sofa bed is also on this level. On the second floor, there are two large bedrooms, each with two double beds and private bathrooms. The breath-taking view from these rooms is something everyone dreams of waking up to.

The house welcomes the guests with a landscaped enclosed entrance. There are various planters throughout the interior and exterior, containing a collection of very interesting tropical plants. The house offers luxury and elegance with all the modern conveniences. among the amenities included are...TV/VCR, telephone for local use, and live-in staff of a maid and house man. Optional cook and shopping service along with vehicle rentals are available. Host and hostess speak English and Spanish and will be in contact with you to plan your tours, excursions, and vacation fun if you so desire.

Reservation Policies
  1. Vacation Rental Rates are in US Dollars (USD) and do not include 14% tax. Daily, weekly, and monthly rates can vary.
  2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.
  3. Your rental needs to be paid in USD by check or money order.
  4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.
  5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. A US 250 handling fee applies for all cancellations. No refund on holiday rentals.
  6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.
  7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.
  8. No pets allowed.
  9. No smoking inside the property.
  10. Three night minimum stay.
  11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.
  12. All vacation rentals are subject to Mexican laws and regulations.
  13. Unless stated otherwise in the property description our vacation homes include maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $35 per day.

  14. We will email you directions and entry procedures around two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.
  15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.
  16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
