Property Information

The Don Rosa is a roomy 2-story villa with lots of creature comforts including large private swimming pool/patio, central air, TV/VCR and plenty of space.

Recently completed, the Don Rose is tastefully decorated with interesting elements, like the natural timbers used decoratively in the kitchen/living area and set into the concrete in the patio area. The rustic style furnishings are a good match to the natural timbers.

First floor of the Don Rosa has a full kitchen with fridge, stove, microwave, coffeemaker, blender and all utensils/dishes that you'll need. A convenient kitchen lunch counter with four stools is perfect for a quick snack or meal. The kitchen area is bright and airy with large windows for good cross ventilation and a great view of the patio area.

Dining room has large table with six chairs. The dining area overlooks the pool/patio area with sliding glass doors to that area. A green/blue stenciled pattern adorns the patio doorway.

Also on the first level is a sunken living room has wrap around sofa with bright turquoise and fushia decorator cushions. There is also a television and vcr, and patio doors lead to the patio/pool area. A half bath is just off the entry way.

The spacious multi-leveled patio area provides a great place to gather for margaritas or lemonade. There are two tables and chairs and a number of lounge chairs, along with a variety of tropical plants. The large swimming pool is the focal point and you'll find it wonderfully refreshing after a day of activities . . . or spend the day tanning and splashing in the pool.

A winding staircase leads to the second level where there are three good sized bedrooms, each with sliding glass doors to small upper patio areas. Bedrooms have ample closets for storage. The master bedroom has a king size bed and private bath. Other bedrooms have queen size beds and they share the second upstairs bath located just off the hallway.

The Casa Don Rosa is just 4 blocks from the ocean on 15th Ave. between 15th and 17th Streets.

Reservation Policies
  1. Vacation Rental Rates are in US Dollars (USD) and do not include 14% tax. Daily, weekly, and monthly rates can vary.
  2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.
  3. Your rental needs to be paid in USD by check or money order.
  4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.
  5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. A US 250 handling fee applies for all cancellations. No refund on holiday rentals.
  6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.
  7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.
  8. No pets allowed.
  9. No smoking inside the property.
  10. Three night minimum stay.
  11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.
  12. All vacation rentals are subject to Mexican laws and regulations.
  13. Unless stated otherwise in the property description our vacation homes include maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $35 per day.

  14. We will email you directions and entry procedures around two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.
  15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.
  16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
