Property Information

This beautiful beachfront home sits nestled between two major hotels. It is a fully air-conditioned, three-story, four-bedroom home.

The ground-floor level has the main living area. The entrance to the house is spacious enough to have a full couch, TV with VCR, and library. The living room is comfortable and overlooks the ocean and screened patio area. The dining room comfortably seats eight people. The fully equipped kitchen has recently been remodeled. There is everything you need to cook wonderful foods. The owners have included a freezer for your use as well.

The second story has three bedrooms and two full bathrooms. The master bedroom has a king-size bed and private bathroom, with balcony overlooking the ocean.

The second bedroom has a queen bed, also with a balcony overlooking the ocean, and the third bedroom has a two twin beds, with a balcony overlooking the front courtyard. The bathroom in the hall serves both of these bedrooms.

The third story has a small bedroom with a full bathroom. This bedroom has two twin beds.

The outside patio area is covered and screened, making a comfortable living area that you will enjoy. There is a table and chairs for playing games or dining and a "living area" that overlooks the pool and garden with nice heavy wooden furniture. The new pool is joined to the screened patio with another outside sunny patio that welcomes you into the "L" shaped pool. The pool is lit at night with florescent lights that change color. It is a very attractive pool with a fall and jacuzzi area. There are a few lounge chairs and some patio furniture for your use when you enjoy the full sun.

Reservation Policies
  1. Vacation Rental Rates are in US Dollars (USD) and do not include 14% tax. Daily, weekly, and monthly rates can vary.
  2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.
  3. Your rental needs to be paid in USD by check or money order.
  4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.
  5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. A US 250 handling fee applies for all cancellations. No refund on holiday rentals.
  6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.
  7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.
  8. No pets allowed.
  9. No smoking inside the property.
  10. Three night minimum stay.
  11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.
  12. All vacation rentals are subject to Mexican laws and regulations.
  13. Unless stated otherwise in the property description our vacation homes include maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $35 per day.

  14. We will email you directions and entry procedures around two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.
  15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.
  16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
