Property Information

This incredible beachfront villa has it all! From the instant you pass through the front gate you will find everything you could ask for in a tropical island villa. This property offers luxury, comfort and incredible decor. Your gated driveway leads to a carport with enough parking space for several vehicles. The front garden area has tropical plants, flowers and trees and an area with patio furniture.

Up the front stair to the entry you will notice etched glass along the carved wooden door. As you enter the villa you will be impressed with the quality of the decorating, the rich marble floors and the striking pillars and arch ways. The living room is open to the second floor and the attractive wood on the ceiling above lends warmth to the area. The living room is decorated in tropical pastel colors with two sofas and chairs. A group of life size pink flamingos are perched amidst a patch of plants in the living area. The large dining room seats eight. Two oversize patio doors from the living room and the dining room face the outdoor patio, pool and ocean. A stained glass door adorned with a colorful peacock leads to a large kitchen which has a table with seating for four in front of large french doors. The fully equipped kitchen is decorated with decorative Mexican tiles, finely crafted wooden cabinets and has everything you need.

Also on the main floor is a full bath and a good size bedroom with two twin size beds. There is also a studio with a full size sleep sofa. The villa is fully air conditioned. From the main living area a graceful curving mahogany staircase leads to the second floor. As you ascend the staircase with finely crafted wooden banister and railings, there is a trio of arched stained glass windows.

The master bedroom is a grand masterpiece in delicate hues and quality rattan furnishings including sofa and chairs. There are marble floors as you enter, then stepping up to a carpeted area where the king size bed is positioned with patio doors leading to a patio overlooking the pool area and the Caribbean Sea. The master bath begins with a salon area with decorative double sinks and much closet space. Two doors lead from the salon area to other areas of the bath. The door to the right leads to the stool area; a huge ceramic tub separates the stool and shower area. The door to the left leads to a separate glassed shower.

The second bedroom on this floor is another large bedroom with private bath. There are two twin beds and one queen bed and the full bath is very spacious with both shower and separate tub.

There is plenty of outside living area with covered patio just off the living room and dining room. There is also a patio area surrounding the elegantly shaped swimming pool. The fresh water pool features a wading pool for children and a deeper end. An ocean side palapa is available for guests. Enjoy a batch of margaritas or a few cold beers in the screened in area and watch the sun set over the Caribbean Sea. A sandy white beach awaits just 300 feet away.

Reservation Policies
  1. Vacation Rental Rates are in US Dollars (USD) and do not include 14% tax. Daily, weekly, and monthly rates can vary.
  2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.
  3. Your rental needs to be paid in USD by check or money order.
  4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.
  5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. A US 250 handling fee applies for all cancellations. No refund on holiday rentals.
  6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.
  7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.
  8. No pets allowed.
  9. No smoking inside the property.
  10. Three night minimum stay.
  11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.
  12. All vacation rentals are subject to Mexican laws and regulations.
  13. Unless stated otherwise in the property description our vacation homes include maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $35 per day.

  14. We will email you directions and entry procedures around two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.
  15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.
  16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
