Casita Alta

Just beyond the colorful pink wall and through the stylish wood door lies a wonderful garden courtyard, lush with tropical plants and flowers. Vibrant pink and blue planters are adorned with a variety of plants and greenery.

The 2-story Casita Alta is just on the other side of this courtyard with entrance through glass patio doors. As you enter into the property, you'll find a large dining room and modern kitchen. There is also a bar in the dining area. The kitchen is fully equipped and features a center island and lots of counter space.

Past the dining area through an archway trimmed with a hand painted floral design is the living area. The living area has a full size sofa, loveseat and chair. A built-in display case/entertainment cabinet holds the TV, stereo and an assortment of decorative Mexican art pieces.

A bedroom is just off the living area and has a king size bed with colorful bedspread. Another bedroom on this level has two twins. There are two bathrooms on the first level.

Off the living area is a studio which is open to the second floor. This area has a sofa and table and decorative items. This would be a good play area for children, or quiet area if you want to sneak away and read a book. An open stairway leads to the second story.

The upper level features two more bedrooms, one with a king size bed and the other with two queens. This level has one bath. There is also a second level patio which would be a good location for catching a gentle breeze.

A large swimming pool is just off the garden/courtyard. You'll find patio furniture and lounge chairs for relaxing. This is the spot to settle in and enjoy your leisure with a refreshing dip in the pool after a day of activities on the island.

The Casita Alta is brand new and is fully air conditioned, has TV/VCR, CD player, barbecue and large swimming pool. You'll find it handsomely furnished in Spanish style.

Casita Alta is centrally located, just three blocks from the oceanfront on 15th Avenue and Calle 1. Conveniently located close to an excellent bakery/restaurant so you can walk across the street to grab some goodies to bring back to your villa, or stop in for breakfast, lunch or dinner. A miniature golf course is nearby, too, so if you have children (or young at heart), entertainment is convenient.

1. Vacation Rental Rates are in US Dollars (USD) and do not include 14% tax. Daily, weekly, and monthly rates can vary.
2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.
3. Your rental needs to be paid in USD by check or money order.
4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.
5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. A US 250 handling fee applies for all cancellations. No refund on holiday rentals.
6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.
7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.
8. No pets allowed.
9. No smoking inside the property.
10. Three night minimum stay.
11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.
12. All vacation rentals are subject to Mexican laws and regulations.
13. Unless stated otherwise in the property description our vacation homes include maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $35 per day.

14. We will email you directions and entry procedures around two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.
15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.
16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
